Yacht & condominium cleaning questions, answered
Everything yacht owners, captains, yacht managers, brokers and property managers ask us about carpet steam cleaning, upholstery, tile, stone and drapery care across Palm Beach, Broward and Miami-Dade County.
Yacht & Marine Interior Cleaning
Dockside carpet, upholstery and headliner care for motor yachts, sailing yachts, sportfish and catamarans, booked by owners, captains, yacht managers and brokers throughout South Florida.
Do you work dockside and inside marinas?
Yes. We work dockside every day across Palm Beach, Broward and Miami-Dade County and are familiar with marina check in procedures, gate passes, dock cart rules, shore power limits and captain schedules. Our extraction equipment is fully portable, so nothing has to be run from a truck parked on the street and no hoses cross a busy dock.
Which marinas and yacht clubs do you service?
We regularly work Bahia Mar, Pier Sixty-Six, Las Olas Marina, Lauderdale Marine Center, Pier 17, Hillsboro Inlet, Boca Raton Resort marina, Palm Harbor Marina, Rybovich, Sailfish Marina, Miami Beach Marina, Sunset Harbour, Dinner Key and dozens of private residential docks along the Intracoastal and the New River.
What size vessels do you clean?
Everything from a 34-foot express cruiser to superyachts of 150 feet and up. Smaller vessels are usually a single visit job, while larger yachts are often scheduled deck by deck so the crew can keep working around us or so we can complete the interior between charters.
Will steam cleaning put too much moisture on my vessel?
No. We use controlled low moisture hot water extraction with strong vacuum recovery and dedicated air movers. Carpet is typically dry to the touch in two to four hours, which protects subfloors, adhesives, teak trim and cabinetry. We never flood a surface to speed up soil removal.
Can you clean marine grade vinyl, Ultraleather and Sunbrella?
Yes. Marine vinyls, coated synthetics and solution dyed acrylics all get different chemistry and different dwell times. We clean, rinse and condition rather than scrub, which preserves the topcoat and prevents the chalky, dried out look that aggressive cleaners leave behind.
Do you clean headliners and overheads?
Yes. Headliners are cleaned with a low moisture method so nothing wicks into the backing or the adhesive. Water stains, hand marks around hatches and nicotine discoloration are the most common issues we correct.
Can you remove salt air, sunscreen, diesel and mildew odor?
In most cases, yes. Salt and sunscreen bind to fibers and attract soil, so we break that bond in pretreatment before extraction. Mildew is treated at the source with a marine safe antimicrobial. Diesel and holding tank odors are assessed first, because sometimes the source is behind the fabric and the honest answer is that cleaning alone will not solve it.
Do you recover waste water, or does it go overboard?
Every drop of waste water is recovered into our machine and disposed of properly ashore. Nothing goes over the side. This matters for marina compliance and it is a hard rule on every vessel we step onto.
Can you work around a charter or an owner arrival?
That is most of our schedule. We regularly work nights, early mornings and weekends so the interior is finished and dry before guests board. Give us the arrival time and we will build the job backward from it.
Do you carry insurance the marina or management company can verify?
Yes. We are insured and provide certificates of insurance to marinas, yacht management firms and building management on request, usually the same day.
How often should a yacht interior be professionally cleaned?
For a vessel in regular use, every three to six months for carpet and soft goods, with spot service between charters. Boats that sit in South Florida humidity benefit from a scheduled rotation because mildew and salt buildup do the damage long before visible soiling does.
Do you offer fleet programs for yacht management companies?
Yes. We maintain recurring rotations for yacht management firms, brokerages and charter operators, with consolidated invoicing and a single point of contact so nobody has to chase scheduling vessel by vessel.
Condominium & High Rise Residences
Upper floor units, lobbies, corridors and common areas cleaned without disrupting the building or violating association rules.
Can you clean a condominium unit on an upper floor?
Absolutely. Our portable system rides the service elevator, so there are no hoses running through the lobby, no propped exterior doors and no association complaints. This is exactly why we invested in portable equipment instead of a truck mount.
Do you handle the building's certificate of insurance and vendor approval?
Yes. Send us the management company contact and we will submit the COI and any vendor paperwork directly. We have already been approved at a large number of oceanfront and Intracoastal buildings across the three counties.
Can you work within a building's restricted service hours?
Yes. Many towers limit vendor work to weekday business hours and require the service entrance. We schedule to the building's rules, including freight elevator reservations and loading dock windows.
Do you clean common areas, corridors and amenity spaces?
Yes. Lobby seating, corridor carpet, elevator cabs, club rooms, fitness areas, guest suites and management offices. Corridor work is usually done in phases overnight or on a floor by floor rotation so residents always have a clear path.
Do you work with property managers and associations on contracts?
Yes. Scheduled quarterly, semiannual or annual programs with fixed pricing, documented scope and consolidated invoicing are available for associations, management companies and apartment communities.
Can you clean a unit while it is vacant or between tenants?
Yes, and it is the easiest way to get the deepest result. We can coordinate with a realtor, a building concierge or lockbox access, and we leave the unit locked and dry.
Will the smell bother my neighbors?
No. Our solutions are low VOC and lightly scented or unscented on request. Corridor odor complaints are one of the fastest ways for a vendor to lose building approval, so we manage it deliberately.
Do you service rental and seasonal properties?
Yes. Seasonal turnover work between March and May is a large part of our calendar. We can service a unit after the season closes and again before the owner returns.
Estates, Homes & Residential Service
Waterfront estates, single family homes, townhomes and apartments, the same standard we hold on a yacht, applied ashore.
What types of property do you service besides yachts?
Waterfront estates, single family homes, townhomes, condominium residences, apartment communities, clubhouses, brokerages, model homes and marina offices. If it has carpet, natural stone, tile, fabric or drapery, we service it.
Are you primarily a marine company?
Yes. Roughly eighty percent of our work is yacht and marine interiors for owners, captains, yacht managers and brokers, and that is the standard everything else is held to. A technician trusted aboard a multimillion dollar vessel full of silk, wool and teak is more than equipped for a residence, which is exactly why estate owners, commercial property owners and property managers call us.
Do you clean wool, silk and other delicate rugs?
Yes. Wool, silk, viscose and blends are fiber tested and cleaned with pH appropriate chemistry and controlled moisture to prevent browning, dye bleed and texture loss. Fringes are detailed by hand. If a rug should be taken offsite to be cleaned properly, we say so.
Can you move furniture?
We move and protect ordinary furniture, sofas, chairs, tables and light case goods, and set them on blocks or tabs while the carpet dries. Pianos, oversized armoires, electronics and anything fragile stay where they are unless you have arranged movers.
Do you clean stairs, hallways and area rugs on the same visit?
Yes. Stairs, landings, runners and area rugs are all priced by area and can be done in the same appointment as the main living space.
Can you handle pet stains and pet odor?
Yes. Surface stains are treated during cleaning. Odor that has reached the pad or subfloor requires subsurface treatment, and occasionally pad replacement. We inspect first and tell you what result is realistically achievable before you spend money.
Services, Surfaces & Methods
Carpet steam cleaning, upholstery, tile, stone, grout, drapery, mattresses, odor control and fabric protection.
What cleaning method do you use?
Hot water extraction, commonly called steam cleaning, with a pretreatment matched to the fiber and soil, agitation where the fabric allows it, a controlled rinse and high vacuum recovery. Delicate fabrics and headliners get a low moisture method instead.
Do you clean natural stone, marble and travertine?
Yes. We identify the stone before anything touches it and use pH appropriate products with a contained rinse. Acidic tile products used on marble or travertine cause permanent etching, so testing first is standard practice on every job.
Can you clean and seal tile and grout?
Yes. Grout is cleaned under pressure with contained recovery so slurry never runs across the floor, then sealed on request. Sealing dramatically slows resoiling in kitchens, entries, galleys and heads.
Do you clean drapery and window treatments in place?
Yes. Most drapery, sheers, valances, roman shades and cornices can be cleaned on the rod using a dry or low moisture method, which avoids shrinkage and the cost of taking them down and rehanging them.
Do you clean mattresses?
Yes. Mattress cleaning removes body oils, perspiration salts, allergens and dust mites, with an antimicrobial and deodorizer where needed. It is one of the most requested extras on yacht staterooms and guest bedrooms.
Can you clean leather furniture?
Yes. Leather is identified by type first, aniline, semi aniline, pigmented or bonded, then cleaned and conditioned accordingly. Conditioning matters in this climate, because UV and salt air dry out leather faster here than almost anywhere else.
What is fabric protection and is it worth it?
It is a fluorochemical or acrylic protector applied after cleaning that keeps spills sitting on top of the fiber instead of soaking in. On light colored yacht upholstery, dining chairs and high traffic carpet it pays for itself the first time somebody spills red wine.
Can you remove red wine, coffee, ink, rust or blood?
Often, yes, with the right spotting chemistry. Success depends on the fiber, the dye and how long the stain has been there. Some spills are dye transfers rather than stains and are permanent, we will tell you honestly rather than take your money for a result we cannot deliver.
Do you offer emergency water extraction?
We provide extraction and drying support for small, contained water events such as an overflowed sink, an appliance leak or rain through an open hatch. Large structural losses should go to a licensed restoration contractor, and we will tell you when that is the case.
Are your products safe for children, pets and marine environments?
Yes. We use low VOC, biodegradable solutions and recover all waste water for proper disposal. Cabins, bedrooms and living areas are safe to reoccupy as soon as they are dry.
Can you get carpet back to looking new?
Cleaning removes soil, stains and odor. It does not reverse wear, matting, traffic lane abrasion and UV fading are permanent fiber damage. After a walkthrough we will tell you which of the two you are actually looking at.
Do you clean office and commercial spaces?
Yes. We service yacht brokerages, marina offices, clubhouses, medical suites, restaurants and small commercial floors, typically after hours so nobody loses a business day.
Scheduling, Pricing & Service Areas
How to book, what it costs, how long it takes and where we go.
What areas do you serve?
Palm Beach County, Broward County and Miami-Dade County, from Jupiter and Palm Beach Gardens down through Boca Raton, Fort Lauderdale, Hollywood and Aventura to Miami Beach, Brickell, Coconut Grove and Key Biscayne, plus every marina and waterfront community in between.
What are your hours and how quickly can you get out?
We operate 24/7 and routinely schedule around charters, closings, showings and owner arrivals, including nights and weekends. Same day and next day appointments are frequently available.
How do you price a job?
Pricing is by area, fiber type and condition, never a gimmick per room rate that changes once we arrive. Call 754-335-0878 with square footage or a few photos and you will get a straight quote before we schedule.
Is there a minimum charge?
Yes. There is a service minimum, which is normal for any company sending equipment and a trained technician to a marina or a secured building. We tell you that number on the phone, not at the door.
How long does a typical job take?
A condominium living area with a hall and stairs runs about two to three hours. A yacht salon with staterooms typically runs three to five hours depending on square footage and fabric types. You get a firm time window before we begin.
How long until I can walk on the carpet or use the room?
Carpet is normally dry to the touch in two to four hours and fully dry within about six, faster with air movers and air conditioning running. Upholstery is usually usable in two to six hours depending on fabric density.
Do I need to be there for the appointment?
No. We regularly arrange access through captains, first mates, concierges, housekeepers, realtors, yacht managers and property managers. We walk the space with whoever is there and send photos once the work is complete.
How should I prepare before you arrive?
Pick up small items and valuables, vacuum if you have time (it is not required), point out problem spots and let us know about any prior spot treatments, store bought spotters can leave residue that changes how we approach the fiber.
What payment methods do you accept?
Major credit cards, checks and electronic payment. Management companies, associations and yacht management firms can be set up on invoiced billing.
Do you offer recurring maintenance programs?
Yes. Scheduled rotations for fleets, buildings, associations and estates keep the interiors consistently presentable and cost less over a year than emergency deep cleans do.
What if I am not satisfied with the result?
Tell us before we leave, or call us right afterward, and we come back. We are owner operated and every job carries our name, that is the entire reason this company still runs on referrals after more than a decade.
How do I book?
Call or text 754-335-0878. You will speak with the person who will actually be standing in your salon or your living room, not with a call center.
